One of Brazil's fastest-growing towns

Itapoá grew from about 14,700 to 30,700 residents between the 2010 and 2022 censuses, the highest percentage growth in Santa Catarina state. More year-round residents mean demand for homes all year, not only in summer.

An expanding port

Porto Itapoá handled 1.5 million TEUs in 2025, up 25% on the previous year, and is in its fourth expansion phase. Planned dredging of Babitonga Bay should allow larger ships. That brings jobs and demand for long-term rentals.

Better access

Work orders to widen highway SC-416 between Garuva and Itapoá were signed in August 2026, with construction expected to start between late 2026 and early 2027. Itapoá is about 1 hour from Joinville and 2 hours from Curitiba, both with airports.

How buying works for foreigners

Foreigners can generally buy urban property in Brazil. You will need a CPF (Brazilian taxpayer number), and the purchase is registered at the local property registry. We recommend independent legal advice; our team can guide you through each step and the paperwork.

Keeping it real

Past numbers do not guarantee future appreciation, and public works can be delayed. Choose a property for its location, paperwork and fair price. Working in Itapoá since 1999, we show you what each neighborhood really offers.
